Crawl space encapsulation needs to be done carefully. If you install vapor barrier plastic over water vapor, it will trap the existing moisture, leading to a host of issues including mold growth, wood rot, and a compromised structural integrity of the building. 

Additionally, trapped moisture can create a conducive environment for pests. Wet insulation materials and wood can also reduce energy efficiency, causing an increase in utility bills. Houses in humid climates tend to have more issues from the outside air.

Before installing vapor barrier plastic, it's crucial to address any existing water vapor issues such as leaks, drainage problems, or standing water. 

Use sump pumps to remove any accumulated water and consider installing a sump pump if water accumulation is a recurring issue. Use dehumidifiers to remove excess humidity and ensure that the space is adequately ventilated. 

We recommend treating the area with mold-resistant coatings or sealants to further prepare the crawl space encapsulation. Only after the crawlspace is thoroughly dry and free from water vapor should you proceed with the installation of a vapor barrier.

The plastic sheeting barrier should then be secured and sealed with a special tape to create a continuous moisture barrier. Sealing is a critical step as it prevents moisture from seeping in through the edges. 

If the crawl space has pillars or other structures, we recommend that the crawl space vapor barrier be cut and sealed around these as well. Proper installation of a vapor barrier is crucial in achieving effective moisture control and enhancing the overall indoor air quality of your home.

Common Mistakes To Avoid When Installing A Crawl Space Vapor Barrier

One of the most common mistakes we see people make when installing a crawl space vapor barrier is skimping on material quality or improperly sealing the seams and edges. 

A plastic vapor barrier is only as effective as its weakest point; therefore, using a low-grade material or failing to adequately seal it can defeat the purpose of the installation and allow crawlspace moisture through.

Make sure to overlap the vapor barrier plastic seams by at least 6 to 12 inches and use a specialized seam tape to create a continuous, impermeable layer to start your crawl space encapsulation. 

This could lead to wood rot, mold growth, and a compromised structural integrity over time. Before laying down a vapor barrier, it's essential to dry out the crawl space, fix any leaks and moisture problems, and possibly install a drainage system or a sump pump to mitigate the risk of recurring water issues.

When Should I Replace My Crawl Space Vapor Barrier?
